Making an Offer

So you're ready to make an offer. Dave & Steph are highly skilled at writing offers, negotiating a deal, and looking out for your best interests...this is the fun part.

Multiple Offers

In today's market multiple offers are common. Dave & Steph will guide you through this tough process and personally present your offer to the seller. You want agents who will go the extra mile to help get your offer accepted. 

Accepted Offer...Now What?

It's time to fulfill your conditions. Financing, home inspection, etc. Dave & Steph will work with your lender, set you up with a home inspector and be there each step of the way to ensure a smooth process

Deposit Cheque

Upon the acceptance of your offer you will be required to provide the deposit you offered on the property in you offer to purchase. This will be held in trust with the selling brokerage as a rule. 

Home Inspection

Dave & Steph will always recommend a good home inspector or you can hire your own, but we want you to be certain we didn't miss anything. A qualified home inspector can give you the confidence to waive your condition of inspection.

Get Your Financing Firmed

Dave & Steph will work with your lender to supply all the necessary documents to get your financing in order for your purchase. A pre-approval is good, but you must be approved for the home you are purchasing by your lender. 

Bank Appraisal If Needed

Dave & Steph want you to be prepared for the fact that your bank or lender may require an appraisal of the property to satisfy them that the value is in the home and that they are lending an acceptable amount of money for the property. 

Final Walkthrough

Soon you will be a new home owner, but to make sure the property is left in satisfactory condition after the current owners move out...Dave & Steph will go back through the property with you on the day before closing to inspect the property for any major issues.

Getting Your Keys

It's the day you get the keys and you get to move into your new house...well new to you anyway. For Dave & Steph this is the end of the process, but certainly not the end to what is sure to be a great relationship moving forward.
